Proposed Six Storey Mix-Use Building

A commercial office building with six stories is planned for development on the south side of Riverside Drive. The structure will feature retail spaces for various tenants on the first floor, with floors 2 to 6 designated for multi-tenant office spaces.
Our six-storey building will have a ground floor-to-floor height of 4.2m and a typical floor-to-floor height of 3.7m. The building footprint will be 2,482m2, with the ground floor containing an area of 2482 sqm and each floor above containing 2230 sqm. The total occupancy load, mainly based on design considerations, is 1468 people.
The cladding chosen for the exterior will be glazing surrounding curtain walls, ensuring that the building receives natural sunlight in every corner. The ground floor of this building will encompass large and modern retail areas with abundant natural light throughout the day. The upper floors will consist of spacious offices with customizable areas, benefiting from the surrounding curtain walls to maximize natural light. The central core of our building includes essential rooms and two fire-rated stairwells.
